Asheville Market Report

2008 Asheville real estate first, second and third qtr reports: We know that homes prices and units sold are down from 06/07, so let’s start looking ahead and see if we can find out what is in store for us, the past is the past. Western North Carolina 2008 first quarter units sold 1,222, second quarter 1,490, third quarter 1,381. Buncombe County first quarter 606, second quarter 743, third quarter 653. 92.2 percent of these homes that sold were below the $500,000 mark, 6.7 percent from $500,000 to $999,999 and 1.1 percent from $1,000,000 plus. For Western North Carolina and Buncombe County you can see that the second quarter for 2008 rose significantly in comparison with the first quarter of 2008. The third quarter trails the second quarter but is still ahead of the first quarter, which shows that the market appears to be on the right track. Indicators that will further help are lower gas prices, end of elections and interest rates dropping. There are obviously major factors that are affecting our market but nevertheless these quick fix items will still help to strengthen the housing market and provide more consumer confidence. For what ever reason time changes and we need to adapt. The homes that are selling are those that are in good shape, have curb appeal and are priced for this current market (not of 06/07 market). I have a positive outlook for 2009, I think we will see a slow but steady increase in house sales. Further I think prices will bottom if they haven’t already and we will see a slight rise by the end of 2009. For those that purchase now while the house pricing is at it’s lowest will benefit greatly. By the end of the third quarter 2008 Beverly-Hanks closed $ 482,359,014. This appears to be a pretty good indicator that the market is still active, keeping in mind that this is just one company in WNC (and still another qtr to go). I know we have all been hit hard (except for the CEO’s) but we must look toward the future now and build our consumer confidence back up.
